Roofing SEO Keywords: The Searches That Bring In Roofing Jobs

Table of Contents

For most roofers, the simplest answer is this: the best roofing keywords are the searches a homeowner types when they already need a roof repaired or replaced, in the towns you actually serve. “Roof repair near me,” “roof replacement” with a town name, “hail damage roof repair” and “emergency roof repair” bring in buyers. Broad terms like “roofing” or “roofing ideas” mostly bring in browsers.

That difference decides whether SEO pays for itself. A roofing website can rank for hundreds of keywords and still leave the phone quiet if those keywords belong to people who are only curious. A site that ranks in the top three for a few dozen of the right keywords can keep crews busy.

This guide shows you how to sort roofing keywords by what they are worth, which ones to build pages around, and which ones to leave alone.

Why Roofing Keywords Decide Whether SEO Pays

Every page on a roofing website is a bet on a set of searches. Choose the right ones and each page becomes a steady source of calls. Choose the wrong ones and you pay for content that brings in the wrong people.

We see this every month when we review contractor websites. The owner has paid for blog posts on topics like “the history of asphalt shingles,” and the site ranks for them. Traffic looks healthy. But almost none of those visitors need a roofer. Meanwhile, the searches that bring in buyers, such as roof replacement in the owner’s own town, have no page at all.

Research into what your customers search is not a technical chore to hand off and forget. It is the plan for what your website sells.

Traffic Is Vanity, Sales Are Sanity

Our position at MacMillan Design is simple: a roofing keyword is only worth chasing if the people searching it could become paying customers. We build websites and run roofing SEO for contractors, and we judge every keyword by one question. Will ranking for this bring in calls, quote requests and booked inspections?

You can read more about MacMillan Design and how we work with contractors. The rest of this guide explains the method we use to choose roofing keywords, and the mistakes we see most often.

The Top Three Is the Only Place That Counts

Ranking tenth for a great keyword is worth very little. Most homeowners never scroll past the first few results, especially on a phone. So we look at every roofing keyword with a second question: can this roofing company realistically reach the top three for it?

If the answer is no, the keyword can wait. If the answer is yes, it goes on the list.

The Four Kinds of Roofing Keywords

Every roofing search falls into one of four groups. Sorting your list this way is the fastest way to see where the money is.

1. Hire-Now Keywords

These are searches from homeowners and property managers who are ready to call. They include a service, and often a town or “near me.”

  • roofers near me
  • roof repair near me
  • roof replacement in a named town
  • emergency roof repair
  • metal roofing contractors near me
  • commercial roofing contractors

Hire-now keywords usually trigger the map pack, the three businesses Google shows on a map before the regular results. Winning them takes a strong Google Business Profile as well as strong website pages.

2. Problem Keywords

These come from homeowners who have a problem and are not sure what to do yet.

  • roof leak repair
  • hail damage roof
  • storm damage roof repair
  • flat roof repair
  • signs you need a new roof

Problem keywords are often the best-kept secret in roofing SEO. The searcher has not picked a roofer. If your page explains the problem clearly and shows you are the local company that fixes it, you often get the call before anyone else is considered.

3. Price and Decision Keywords

These come from homeowners who are planning a project and comparing options.

  • roof replacement cost
  • new roof cost
  • metal roof cost
  • roof financing
  • does homeowners insurance cover roof replacement

People searching these keywords are close to a decision. They want honest answers. A roofing company that publishes a clear, useful page on cost ranges, financing and the insurance process earns trust before the first phone call.

4. Research Keywords

These come from people who are curious or early in their thinking.

  • how long does a roof last
  • types of roofing materials
  • what is a roof underlayment

Research keywords can bring in large amounts of traffic. Most of it will not turn into a job soon. They are worth covering only when they support a page that sells, and only after the hire-now and problem pages are built.

Real Search Numbers for Common Roofing Keywords

Here are estimated US monthly searches for common roofing keywords, from Ahrefs, one of the SEO tools we use. Your own market will be a small fraction of these national numbers, but the proportions hold. They show where demand sits.

KeywordUS monthly searches (Ahrefs)Type

Two things stand out. First, “near me” and service keywords dwarf everything else. Second, several high-value keywords, like roof inspection and emergency roof repair, have plenty of demand and relatively little competition. Those are often the fastest wins.

What “Near Me” Keywords Really Mean

A homeowner searching “roof repair near me” does not type a town. The search engine fills it in from their location. That means you cannot target “near me” by stuffing the phrase into your pages. You win those searches by being relevant, close and well known in the area: a strong profile, real reviews and pages that clearly name the towns and services you cover.

When we build roofing SEO for contractors, we treat “near me” keywords as the result of good local work, not as a phrase to repeat.

How to Choose Roofing Keywords Step by Step

Here is the process we use when we plan keywords for a roofing company.

Step 1: List Every Service You Want More Of

Start with the business, not an SEO tool. Write down every roofing service you offer and circle the ones you want more of. Many roofers want more full replacements and fewer small repairs. Others want commercial work. Your keyword list should follow that decision.

Typical roofing services to list include:

  • roof replacement (shingle, metal, tile)
  • roof repair and leak repair
  • storm and hail damage repair
  • roof inspections
  • flat and commercial roofing
  • gutters and siding

If you want more of certain services, say so up front. Your SEO plan and your local pages should push those services first.

Step 2: List Every Town You Actually Serve

Next, list the cities and towns where you want jobs. Local SEO works best when it is focused on the places your crews can actually reach. Be honest. A town two hours away that you would only drive to for a big job does not need a page yet.

City keywords follow a simple pattern: a service plus a city. “Roof replacement” plus each town gives you a clear set of local keywords to target.

Step 3: Pull Real Search Data

Now use an SEO tool to check volumes for your service and city combinations. Many small towns show very low or no volume for a phrase like “roof replacement” plus the town name. That does not mean nobody searches. It usually means the searches happen as “near me” searches, or are too few for the tool to report.

We use tools such as Ahrefs and Mangools for this, and we check the live Google results for every keyword that matters before making a decision. SEO tools estimate. The live results page shows the truth.

Step 4: Check Who Ranks Today

For each search on your short list, look at the current top three results, including the local results. Ask:

  • Are they local roofing companies or national directories?
  • Are the pages strong or thin?
  • Is there a map pack?
  • Could your roofing website realistically beat them?

If the top three are thin city pages from roofers with few reviews, you have a real chance. If they are huge directories and national brands, the keyword may take longer.

Step 5: Map One Keyword Group to One Page

Each important page on your site should target one main keyword and a small group of close variations. The roof replacement page targets roof replacement keywords. The storm damage page targets storm and hail damage keywords.

Never build two pages for the same keyword. When two pages compete for the same search, Google has to choose one, and often ranks neither well. SEO specialists call this keyword cannibalization. It is one of the most common problems we find on roofing sites.

Step 6: Build Pages That Deserve to Rank

A search term only tells you what page to build. The page itself has to earn the ranking. That means a clear answer, real details from your roofing work, photos of your jobs, reviews, and an obvious next step for the homeowner.

This is where most roofing SEO falls short. The research is fine. The page is thin.

Building a Keyword Map for a Roofing Website

A keyword map is a simple table that shows which searches each page targets. It is one of the most useful SEO documents a roofing company can have. It keeps your site organized and prevents pages from competing with each other.

Here is an example keyword map for a residential roofing company.

PageMain keywordSupporting keywords
Home pageroofing company in your main cityroofer, roofing contractor
Roof replacementroof replacementnew roof, shingle roof replacement, reroof

Metal roofingmetal roofingmetal roof installation, metal roof cost
Commercial roofingcommercial roofingflat roof repair, TPO roofing, roof coating
Insurance claimsroof insurance claimdoes insurance cover roof replacement
Financingroof financingroof payment plans
City pagesroof replacement plus each townroofer plus each town

Each line is a page with a clear job. When a homeowner searches any of those keywords, one page on your site is the obvious answer.

How Many City Pages Do You Need?

As many as you can make genuinely useful, and no more. Five strong city pages beat fifty thin ones. A city page should say something true about that town: the neighborhoods you work in, the kinds of homes and roofs there, the problems you see and the jobs you have done nearby.

City pages that repeat the same text with a different town name are duplicate content. Search engines usually ignore them, and a site full of them can look low quality as a whole.

Use Your Customer’s Words, Not Trade Words

Roofers and homeowners describe the same job in different words. A roofer says “reroof,” “tear-off” or “decking replacement.” A homeowner searches “new roof,” “roof replacement” or “my roof is leaking.”

Good roofing SEO uses the customer’s words. Listen to how people describe their problem on the phone. Read your reviews. Look at the questions homeowners ask during an estimate. Each of those conversations is free research.

Questions Customers Ask Are Search Terms Too

Every question a customer asks you in person is a question someone else is typing into a search box. “How long will the job take?” “Do I need to be home?” “Will you replace the gutters too?” “What happens if it rains during the job?”

When your service pages answer those questions in plain language, they match more searches and they convert better. The customer finds the answer before they call, and calls already trusting you.

Local SEO and Roofing Keywords

Most roofing keywords are local, even when the searcher does not type a town. That makes local SEO and keyword work two halves of the same job.

How Local Search Works for Roofers

When someone searches for roofing services, Google looks at relevance, distance and prominence to decide which roofing companies to show (how Google ranks local results). Your keywords shape relevance. Your location shapes distance. Your reviews, links and reputation shape prominence.

A roofer can have the perfect keyword list and still miss the map if the profile is weak. And a roofer with a strong profile can miss the organic results if the website has no page for the service. Local SEO means working on both.

Your Google Business Profile Needs Keywords Too

Your profile does not need keywords stuffed into it, but it does need the right services listed, the right categories chosen and descriptions written in the same customer language as your website. When your profile and your service pages describe the same roofing services in the same words, local search results become much easier to win.

Why Other Roofing Companies Outrank You Locally

When we study the roofing companies that outrank a client in local search, the reasons are usually simple. They have more recent reviews. Their pages are more specific about their services and towns. Their business details match everywhere online. None of it is magic, and all of it can be fixed with steady local SEO work.

Content That Supports Your Keywords

Service pages sell. Supporting content helps them rank and helps customers decide.

What Supporting Content Looks Like

Supporting content answers the questions around a service. For a roof replacement page, that might include content on replacement cost, how to choose shingles, what to expect on install day and how financing works. Each piece links back to the service page it supports.

This structure tells Google that your site covers the topic in depth. It also gives a homeowner a reason to stay on your site instead of going back to the search results.

Content Should Come From Your Experience

The best roofing content comes from what you see on real jobs. What problems do you find most often in your area? What do homeowners get wrong before calling you? What does a typical replacement look like from start to finish?

That kind of content cannot be copied by other roofing companies, and it is exactly what Google’s guidance asks for. Generic content that any roofer could publish rarely ranks for long.

How SEO Content Differs From Blog Filler

SEO content has a job: support a page that sells or bring in a searcher who could become a customer. Blog filler is written to fill a calendar. If a piece of content cannot be tied to a service, a town or a real customer question, it probably does not belong on a roofing website.

Roofing Keywords for Storm and Insurance Work

Storm keywords behave differently from every other roofing keyword. For most of the year, searches for hail damage and storm damage are low. After a storm, they jump overnight.

Build Storm Pages Before You Need Them

A storm damage page published the day after a hail storm is too late. Search engines need time to find, understand and trust a new page. The roofers who win after a storm are the ones whose storm pages were already live and ranking.

We recommend building these pages well ahead of storm season:

  • storm damage roof repair
  • hail damage roof repair and inspection
  • wind damage roof repair
  • emergency roof repair and tarping
  • roof insurance claim help

Write for a Worried Homeowner

A homeowner searching after a storm is worried and often suspicious. They have heard about out-of-town crews knocking on doors. Your storm pages should answer their real questions: what to check, how to document damage, how you work with insurance adjusters, how fast you can come out and why a local company matters.

Insurance keywords deserve care. Do not promise that insurance will pay for a roof. Explain the process honestly and let the homeowner see that you know it well.

Commercial Roofing Keywords

Commercial roofing buyers search differently, and they compare commercial roofing services more carefully. Property managers, facility managers and business owners use terms like:

  • commercial roofing contractors
  • flat roof repair
  • TPO roofing
  • roof coating
  • commercial roof replacement
  • roof maintenance program

These keywords often have lower search volume than residential ones, but each job can be worth far more. If commercial work is a goal, it needs its own set of pages and its own section of your keyword map. A single “commercial” paragraph on the home page will not rank.

Keywords to Skip or Save for Later

Not every roofing keyword deserves a page. Here are the ones we usually leave alone at the start.

DIY and How-To Searches

“How to fix a roof leak yourself” and “how to shingle a roof” bring in do-it-yourself homeowners. A few may call you when the job goes wrong, but most will not. These keywords can bring big traffic and very few jobs.

Job and Career Searches

“Roofing jobs” and “roofing company hiring” bring in people looking for work, not people looking for a roofer. They are only worth targeting if you are hiring, and then on a careers page, not your service pages.

Keywords You Cannot Win Yet

Some keywords are dominated by national brands, directories and manufacturers. They are worth revisiting once your roofing website has more authority, but they are a poor place to start.

Common Roofing Keyword Mistakes We Fix

We review and redesign contractor websites every month. These are the keyword mistakes we see most often on roofing sites.

One Page for Every Service

A single services page with a bulleted list cannot rank for roof replacement, roof repair, storm damage and metal roofing at once. Each of your important roofing services needs its own page.

Keyword Stuffing

Repeating “roofing company” twenty times in a paragraph does not help. Google’s guidance is clear that pages should be written for people first (Google’s guidance on helpful content). Stuffed pages read badly and convert badly.

Keywords in the Business Name

Adding keywords like “Best Roofing” and a city to your business name on Google can lead to a suspended profile. Your name on Google should match your real business name.

Chasing Volume Instead of Value

A keyword with 50 searches a month from ready-to-hire homeowners in your town is worth more than a keyword with 5,000 searches from people in other states who will never call.

Ignoring the Keywords You Already Rank For

Many roofers already rank on page two for valuable keywords without knowing it. Moving a keyword from position 12 to position 3 is often faster than starting a new one. Free tools like Google Search Console show which searches already bring your site into the results.

How Keywords, Pages and Rankings Work Together

Keywords are the plan. Pages are the product. Rankings are the result.

A strong roofing keyword strategy connects all three. Each keyword group has one page. Each page answers the homeowner fully and gives them a reason to call. Internal links connect related pages so Google understands how your roofing services fit together.

This is the same approach we use in our roofing SEO services. The keyword map comes first, then the pages, then the work that earns rankings: reviews, local links, technical fixes and content.

Keywords and Leads Are Connected

The right keywords do not just bring in visitors. They bring in leads you own, without paying a lead company for each one. We explain the difference between bought leads and leads from your own rankings in our guide to roofing leads from SEO.

Keywords for Ads Are Chosen Differently

Keywords for paid ads follow different rules. With ads you pay for every click, so you need tight lists of hire-now keywords and a long list of searches to exclude. Many roofing companies use ads for fast calls while their SEO builds. We explain how that works in our guide to Google Ads and SEO for roofers.

What Our Keyword Work Has Produced for Contractors

Keyword research is only worth something if it leads to rankings and jobs. Here is what the method in this guide has produced for our contractor clients.

A one-truck contractor was losing ground as national service groups moved into the area. We rebuilt the website around the searches that mattered in its market and ran local SEO. The company went from 12 search rankings to 158, and from zero top three rankings to 24. It grew from one truck to three.

A family-owned contractor started with no website at all. We built the site around a keyword map for each type of work they offer. Almost all of the site’s organic visitors, 96 percent, found it by searching for the work, not for the company’s name. Those were new customers who had never heard of the business.

That is what the right keywords do. They bring in people who need what you sell and have not chosen a company yet.

Roofing Keywords Checklist

Use this checklist to review your own roofing keywords.

QuestionWhy it matters
Does each main service have its own page? One page cannot rank for every service
Does each page target one main keyword group?Prevents pages competing with each other
Do you have pages for storm and hail damage before storm season?New pages need time to rank
Do your city pages say something true about each town?Thin, duplicate pages rarely rank
Is your business name on Google your real name? Keywords in the name risk suspension
Do you know which keywords already rank on page two?Often the fastest wins
Are you tracking calls, not just rankings?Rankings only matter if they bring in jobs

Keywords Are Only the Start

A keyword list does nothing on its own. SEO is the work that turns the list into rankings: building the pages, earning local reviews and links, fixing technical problems and improving pages as competitors move.

That is why we treat keyword research as step one of every SEO plan for roofing companies, not a one-time report. Local markets change. New roofing companies open. National groups move in. The searches that matter in your area shift with the seasons and with storms. Good SEO keeps checking which local searches bring in jobs and adjusts the services pages to match.

If you only take one idea from this guide, take this one. Choose keywords by the jobs they bring in, build one strong page for each, and keep improving those pages. That is roofing SEO done right.

Where Keywords Fit in Your Roofing Marketing

Keywords are one piece of a bigger picture. Your roofing marketing also includes your reviews, your referrals, your ads and how quickly you answer the phone. SEO works best when it sits at the center of that plan, because it builds something you own. We explain how the pieces fit together in our guide to roofing marketing.

This work also takes time to pay off. Most businesses see ranking improvements within a few months, with bigger results after that. We explain why in our article on how SEO works over time.

Frequently Asked Questions About Roofing Keywords

What are the best keywords for roofing companies?

The best roofing keywords are hire-now and problem searches in the towns you serve: roof repair, roof replacement, storm damage roof repair, emergency roof repair and roof inspection, plus your city names.

How many keywords should a roofing website target?

There is no fixed number. Most roofing sites do well with one main keyword group per service page, plus a group for each important town. Quality of pages matters more than the length of the list.

Should I target “near me” keywords?

You cannot target “near me” by repeating the phrase. You win those searches through a strong Google Business Profile, reviews and clear local pages.

How long does it take to rank for roofing keywords?

It depends on the keyword and your market. Low-competition keywords can move within a few months. Competitive metro keywords take longer.

Can I use the same keywords for SEO and ads?

The hire-now keywords overlap, but ads need tighter lists and many excluded searches, because every click costs money.

The Right Roofing Keywords Bring In the Right Customers

The goal of keyword research is not a long list. It is a short list of the searches that bring in paying roofing customers, each matched to one strong page.

Start with the services you want more of and the towns you serve. Check real search data. Look at who ranks today. Build one page per keyword group, and make each page the best answer in your market.

That is how a roofing website stops collecting visitors and starts collecting jobs.
